Thermal Imaging Leak Detection
Thermal imaging is a source of detection for water leaks and damp. We do this by using a specialist infrared camera.
Essentially its a heat sensor used for detecting tiny differences in temperature on a surface. The device is pointed at suspect areas. Our engineers use the camera to view an electronic image based that shows information about the temperature differences. The differences in temperature show our engineers which area is most likely to be wet.
Although this alone does not tell us everything we need to know about the source of the leak or damp, it certainly goes a long way to building the picture. This is because thermal imaging doesn’t see through walls, it detects heat patterns. So we use this source of detection, along with other technologies to get an exact result.
Technology:
Thermal Imaging
Best for: Hidden water leaks behind walls, ceilings and floors.
Invasive or Non-invasive: Non-Invasive
Detects: Temperature variations caused by moisture.
Used alone or with another technology? Usually combined with other methods.
Suitable for: Domestic & commercial properties.
When is thermal imaging useful?
Hidden pipe leaks
Underfloor heating leaks
Central heating systems
Bathroom leaks
Ceiling water damage
Flat roofs
Commercial buildings
Unidentified leaks
How does Maystone use thermal imaging for leak detection?
Thermal imaging is one of the advanced tools we use to help locate hidden leaks quickly and accurately. During an inspection, our engineers scan walls, floors and ceilings to identify unusual temperature patterns that may indicate hidden moisture.
We then compare our findings with other specialist equipment, such as moisture meters, acoustic listening devices or tracer gas testing, to confirm the source of the leak. By combining multiple technologies, we can provide a more accurate diagnosis while minimising disruption to your property.
Benefits & limitations of thermal imaging leak detection:
Non-invasive
Fast results
No unnecessary damage
Highly accurate
Detects hidden moisture
Helps reduce repair costs
Cannot see through walls,
It detects surface temperature differences.
Works best when there's a temperature difference,
As our engineers can see which areas are most likely to be wet or damp.
Isn't always enough on its own,
Not every leak produces a thermal signature.
Thermal imaging is often used along side tracer gas or acoustic detection,
Because listening is great for accuracy.
Why we combine technologies
At Maystone Leak Detection, we understand that every leak is different, which is why we never rely on a single detection method in isolation. While each technology has its own strengths, combining multiple techniques allows our engineers to build a clearer picture of what is happening within your property.
By comparing the results from advanced technologies such as thermal imaging, acoustic listening, moisture mapping, tracer gas testing and other specialist methods, we can accurately confirm the source of a leak before recommending any repairs.
This approach helps us provide a more accurate diagnosis, reduce unnecessary disruption and ensure the right solution is used for your specific situation.
Our leak detection technologies include:
Common Questions about thermal imaging for leak detection:
-
Thermal imaging can help identify hidden leaks by detecting unusual temperature patterns caused by escaping water or moisture.
-
No. Thermal cameras do not see through walls; they detect temperature differences on the surface that may indicate hidden moisture or heat loss.
-
Thermal imaging can be highly effective when used correctly, but it is usually combined with other leak detection methods to accurately confirm the source of a leak.
-
No. Thermal imaging is a non-invasive detection method that allows engineers to investigate potential leaks without drilling, removing materials or causing unnecessary damage.
